This location has long been a part of our community’s fabric, once a hub of activity and opportunity.

Today, the property stands underutilized, but its potential remains strong. As we look ahead, we are committed to re-envisioning this space in a way that reflects the needs and aspirations of the community.

June 2025 Update: The application for the proposed redevelopment will go before the Tarrytown Planning Board on Monday, June 23, 2025. The current application includes:

Adaptive reuse of the existing office building to residential housing. The master plan includes new park space along Broadway and recreation areas along the westerly edge of the parcel.  Reduced on grade parking [increased green space] is proposed via a partial raised single level parking deck.  The existing building will be comprehensively reimagined on the exterior including two stepped back upper stories, a westerly addition and a below low grade level beneath the ground floor.  Approximately 4,700 square feet of subdividable retail space is also proposed along the Broadway corridor side.  A network of enhanced pedestrian linkages is proposed beginning with improvements along Broadway, new park paths and intraproject paths/walkways. 

Looking ahead, the project will be reviewed by several municipal boards, including the Planning Board, Zoning Board of Appeals, Architectural Review Board, and the Board of Trustees.

Outside of these formal processes, AmTrust and the Nexus team will continue to facilitate conversations and share updates. These neighbor connections are designed to support continued dialog, share ideas, and create a space for constructive feedback throughout the project's life.

Upcoming Events

In February 2025, an initiative launched to explore opportunities at 303 S Broadway concurrent with development thoughts being considered, gathering resident feedback on incorporating community needs and amenities.

Our team from Nexus Creative led an engagement initiative with the primary goal to enhance good neighbor relationships while listening to desires, concerns and opportunities.
